Condensation
Condensation, simply put, is water from the air. It is the most common form of unwanted dampness in buildings. Vendors and tenants often find it difficult to believe that condensation can cause severe dampness and therefore it must be a defect in the property. If the air in the property has a high level of relative humidity (usually due to human activity such as cookery, use of the bathroom, drying clothes, breathing etc.),
then when this water laden air comes into contact with cold surfaces it can condense causing water to be deposited. The point at which water held in the air changes from vapour to liquid is called the dew point.
Problems caused by condensation can include running water on the windows and walls, spoiling of decor, stained clothes, curtains and fabrics etc., especially in wardrobes where airflow is limited. Mould growth is a typical result of condensation.
If water vapour released into the air of a property has some way of escape then condensation would be much reduced or even would not occur at all.
